The practice of law dealing with all aspects of real property transactions involving single one-to-four family residential dwellings and non residential commercial property, including but limited to, real estate conveyances, title searches and property transfers, leases, condominiums, cooperatives, and other common interest communities, planned unit developments, mortgages, condemnation and eminent domain, zoning and land use planning, property taxes, and determination of property rights.
The practice maintains a focused yet flexible approach to the completion of real estate transactions. Control of the closing process and communication throughout the closing process allows for the successful completion of each transaction. Real estate closing services include but are not limited to the review of the contract documents, identification and coordination of parties to the transaction; assembly and review of title information. due diligence in connection with the clearing of title exceptions, together with the preparation of all documents, instruments and authorizations required to complete the transaction. Closing appointments are coordinated so as not to interfere with employment or other personal obligations.
Landlord /Tenant
Representation of landlords in connection with commercial and residential leases; lease negotiations; summary process & evictions; lease workouts, together with commercial and residential lease collections.
Land Use
Representation of property owners and real estate developers before local zoning boards, planning commissions, & inland wetland commissions in connection with land use permits and approvals required for land subdivisions, site plans, special permits, variances and related matters. Our land use representation extends to appeals of action and decisions of land use boards to state courts.
Commercial Collections
Representation of general contractors, subcontractors and in connection with collection and recovery of construction contracts and trade accounts associated with building construction and suppliers; This area of practice includes but is not limited to representation in Chapter 7 Liquidations; Chapters 11 Reorganizations; Contested Matters and Adversary Proceedings; Preference and Fraudulent Conveyance Claims; Nondischargability Claims; Commercial Collections; Replevins and Repossessions; Enforcement of Judgments; Mechanic Liens

Real Estate Litigation & Taxation
The area of practice includes but is not limited to Commercial Evictions; Lease Disputes, Purchase and Sale Disputes, Mechanic's Lien Cases, Title and Boundary Disputes, Receivership and Condominium Governance and Common Expense Collections and Foreclosures.
Services also extend to matters related to property taxation and assessment. The attorney has many years of experience litigating complex valuation issues involving different types of properties including commercial property, apartments buildings, condominium developments, nursing homes, and raw land.
Real Estate Title
The practice maintains full time staff dedicated exclusively to the examination of real estate titles. The Title Practice Group furnishes title reports & opinions; document retrieval and recording, as well as bring-to-date reports. The Title Practice Group is equipped to review and resolve both common and complex title issues. Real estate conveyances are becoming increasing complex and marketable title is central the the successful completion of every real estate transaction.
